I was out previewing homes with other agents in my office today and I realized something that I thought I already knew. Homes that were in excellent condition- and I mean excellent- were sitting there for sale alongside homes that were not in the same condition. How can this be? Doesn't making your home "clean as a whistle" make it sell faster? Why did I do all this work if it won't make a difference? The answer is that your home in great shape will sell faster than the others which need a bunch of work (which may never sell). Getting your home in "top notch" condition, pre-packing, and keeping it clean is as important as pricing it correctly. The buyer today has too many homes to choose from to not be picky about condition- those homes that are dirty and need updates will just get passed by.

When you hear about the "terrible real estate market", rememeber a couple of things:
1) The real estate market is local.
2) There is not such a thing as a "National Weather Forecast" so there isn't a national real estate forecast.
